Stream Realty Partners, in a recent press release, revealed the sale of two enormous industrial buildings at the Empire West industrial park in Brookshire, Texas. These buildings, totaling over 1.6 million square feet, are now fully leased to Tesla under a long-term agreement. The new owner? An institutional investor, who is backing Tesla's ambitious project.
But here's where it gets interesting: these two facilities will become Tesla's dedicated Megafactory for manufacturing Megapack battery systems. Building 9, spanning a whopping 1 million square feet, will be the heart of Megapack assembly. Meanwhile, Building 10, covering approximately 600,000 square feet, will handle warehousing and logistics, ensuring the smooth distribution of these cutting-edge battery systems.
And this is the part most people miss: Tesla's investment in this site is substantial, with nearly $200 million planned. This includes facility upgrades worth around $44 million, such as electrical, utility, and HVAC improvements, as well as an impressive $150 million investment in manufacturing equipment. The local community is also getting involved. The Waller County Commissioners have approved a 10-year tax abatement agreement with Tesla, offering up to a 60% property-tax reduction if Tesla meets its hiring and investment targets. Tesla has committed to employing at least 375 people by the end of 2026, with a significant increase to 1,500 by the end of 2028.
